How to Own Real Estate in Kenya from KES 2,500 with the Vuka Investment App

Owning real estate in Kenya no longer requires millions of shillings. Discover how the Vuka Investment App lets you invest in professionally managed student accommodation from as little as KES 2,500.

For many Kenyans, owning real estate has always felt like a distant dream — something that needed millions of shillings and years of saving to even consider.

That's no longer the case.

With the Vuka Investment App, you can start owning a share of professionally managed student accommodation from as little as KES 2,500. Whether you're saving for the future, building wealth gradually, or investing for the first time, Vuka makes real estate ownership simple, affordable, and accessible — right from your phone.

So, What Are You Actually Buying?

When you invest through Vuka, you're buying units in the Acorn Student Accommodation Income REIT (ASA I-REIT) — a professionally managed portfolio of purpose-built student residences, including Qwetu and Qejani.

You're not buying a building or becoming a landlord. You own units that represent a share of these income-generating properties, which means exposure to the real estate market without the usual headaches: finding tenants, collecting rent, or handling maintenance. Everything is managed on your behalf.

Hear It from the Person Who Built It

If you're new to REITs — or curious why student accommodation makes for a solid investment — it's worth hearing directly from Edwin Kirathe, CEO of Acorn Holdings, in these short videos:

Why So Many Kenyans Are Choosing Vuka

Real estate has always been one of the best ways to build long-term wealth — high entry costs just kept most people out. Vuka removes that barrier. With just KES 2,500, you can start investing and grow your portfolio steadily over time. Every top-up, big or small, adds to the number of units you own.

How Could Your Investment Grow?

There are two ways.

1. Rental Income (Dividend Income)

The Acorn I-REIT aims to distribute income to qualifying investors annually. Any distributions are subject to the financial performance of the REIT, available distributable income, and regulatory requirements.

Importantly, rental income distribution is calculated based on:

·       The total number of units you hold, and

·       How long you have held them.

The more units you accumulate — and the longer you stay invested — the stronger your recurring income becomes.

2. Unit Price Review (Twice a Year)

In addition to dividends, the unit price is reviewed twice every year following the performance of the REIT.

These periodic reviews ensure that the published unit price reflects the most recent net asset value of the real estate assets.

As a unitholder, the value of your investment is determined by the prevailing published unit price and the number of units you own.

Thinking of Investing or Diversifying Your Portfolio?

If you're looking to grow your investment while diversifying your portfolio, now could be a great time to invest before the next unit price review.

Current Unit Prices (valid until 31 July 2026):

  • Vuka Imara: KES 23.75 per unit
  • Vuka Prime: KES 255.02 per unit

As always, past performance doesn't guarantee future results, and investment values can rise or fall.
